On-Campus Management (COCM), with headquarters in Birmingham,
Alabama, is a group of student housing professionals focused
exclusively on the management of housing communities owned by
non-profits and/or highly affiliated with a university. Summary:
The Porter is primarily responsible for maintaining cleanliness of
the interior and exterior of the building along with minor
facilities repairs as needed. Essential Duties and
Responsibilities: Cleans all entrance/exit doors, halls, stairways,
public restrooms, offices, lounges, elevators, laundry rooms, trash
rooms, corridors, and all common areas. Vacuum all carpeted spaces
and mop or sweep all non-carpeted floors including offices. Clean
carpet including but not limited to scrubbing and extracting. Mop
or sweep stairs and stairwells . Dust sconces, light fixtures,
decorative fixtures, and window ledges as scheduled. Cleans and
sanitizes all restrooms daily including sinks, toilets, urinals,
floors, door handles, mirrors, and counters. Clean and/or dust
furniture. Stock restrooms with soap and paper products. Remove all
recycling, trash and refuse from the building including offices,
and tote trash cans outside for trash pick-up. Assist in mopping
and scrubbing trash and storage rooms. Wash interior and exterior
windows as scheduled. Assist in cleaning debris from exterior
entrance areas sidewalk. Use tools ranging from common hand and
power tools such as hammers, saws and drills. Assist in painting
and drywall projects when necessary. Replace light bulbs, lamps,
and clean fixtures. Aid in preparing vacant units for new
residents. Assist in performing basic maintenance functions that
may be assigned by the Maintenance Supervisor. Assist in escorting
and monitoring vendors while on-site providing a service. Respond
quickly to emergency situations and customer concerns. Participate
in on-call rotation for emergency call outs. Comply with all
applicable codes, regulations, governmental agency and company
directives related to building operations and practices safe work
habits. Identifies and reports work orders for maintenance needs.
Contribute to the overall success of the maintenance department by
performing essential duties and responsibilities as assigned.
Qualifications: To perform this job successfully, an individual
must be able to perform each essential duty satisfactorily. The

degree (GED). Custodial experience with willingness to learn
general maintenance tasks. Demonstrate proficiency in verbal
communication. Possess strong customer service skills. Ability to
move and lift to 50lbs and navigate up and down stairs. Must have
troubleshooting and diagnostic skills. Excellent attention to
detail and organizational skills. Ability to manage multiple
priorities. Live within 40 minutes of property - Ability to respond
to emergency on-call responsibilities. The work environment
